Revaluations to the right standard

Most infrastructure is valued at fair value under the cost approach, because these assets are rarely sold. The standards differ by jurisdiction and sector.

Methodology

How we value infrastructure

A structured cost-approach valuation, built on your asset register and an inspection of the assets.

Reconcile the register

We reconcile your asset register with inspection data to produce the valuation asset register.

Replacement cost

We research current replacement costs for modern equivalent assets, including installation and other on-costs.

Lives & condition

We research total and remaining useful lives and residual values, informed by the condition observed.

Obsolescence & DRC

We quantify physical, technical and economic obsolescence to arrive at depreciated replacement cost. How DRC works.

Better data

Revaluation and asset register in one pass

The same inspection can verify and update your register, and tag assets so the next revaluation starts from better data.

Under AASB 116 and IAS 16, often enough that the carrying amount does not differ materially from fair value. Assets with volatile values may need annual revaluation; others may only need revaluing every three to five years. Many public sector bodies also follow a set cycle under their own sector requirements.

Usually the cost approach, measured as depreciated replacement cost, because infrastructure networks are rarely bought and sold. Market evidence is used where it exists, for example for land and some plant.
